Private Lending

What is the least amount that I can private lend?


Our goal is to help everyone to be able to make money from private lending in short-term real estate flips regardless of how much money they have. Therefore, we have no minimum amount.




How much will I make if I become a private lender?


You will earn 12% APR on your investment. Examples: If you invest $100,000, then you will earn $1,000 each month until all your principal and interest at completion of the project. If you invest $10,000, then you will earn $100 each month until all your principal and interest at completion of the project.




How long will it take to get my money back?


A short-term real estate flip generally takes 4-8 months to repair and sell the property. At the closing to sell the property, you will recieve your principal and interest in exchange for your release of lien against the property




How do you choose your real estate developers?


We only work with a few select top-performing Hawaii-based real estate developers and flippers with whom we have built a long-term business relationship.




Do I need to pay anything to be a private lender?


No. Our private lenders do not pay any costs or fees to lend with us. And we manage everything to ensure your money is safe and secure.

What is the minimum number of months of interest I will receive?


You will earn a minimum of six months of interest even if the property sells in less than six months. Example: If you invest $50,000, you will earn $500 each month based on 12% APR. Therefore, you will earn at least $3,000 in interest even if the property sells in less than six months.




Do I have to negotiate terms or fill out paperwork?


No. We manage everything for you.




What if it takes longer than 12 months to close on the property and return my money?


In the unlikley event the project exeeds 12 months, the interest you will recieve would increase to 18% for any interest incurred beyond 12 months.

How secure is private lending?


Private lending is guranteed by a legally enforeable Promissory Note and secured by a mortgage lien against the investment property. The property can not be sold until the lien is released in exchange for your principal and interest. We add additional security by verifying the property, carefully checking the numbers, ensuring profiability of each project, checking the county records, monitoring and periocially checking the project status and by only lending with top-performing real estate professionals with whom we have built a long-term business relationship.
